stampA section 8 notice is also called a notice to quit. It is not so widely used as a section 21 notice because this is employed to eject tenants during the fixed tenancy period. Hence this form should only be utilised if the occupant is in contravention of any clause within the tenancy contract(or there are other grounds).

When property owners complete a section 8 notice, they need to decide which grounds they will use to seek repossession on. Landlords can select from several, but it is recommend that landlords keep to those that are either in the tenancy agreement or use the mandatory grounds(for example 8, 10 and11)to ensure a successful outcome. When serving a section 8 eviction notice on an occupant it is sensible to cite of all grounds that can be shown. This is since not only are some grounds deemed discretionary, but also specific grounds are often difficult to demonstrate.
